You can call or email the office, or self-schedule a tour directly on our website.

How do I apply for an apartment?

Apply on our website. Lease terms range from 12–20 months. Required documents include a government-issued ID and proof of income. Apartments can currently be held until 12/31/25.

What are the application fees and deposit requirements?
  • Application Fee: $75 per person
  • Admin Fee: $200
  • Security Deposit: $200–1 month’s rent (due at move-in)
What is the qualification process?

Qualification includes income verification, background checks, and possibly guarantors.

Is subleasing allowed?

No, subleasing is not permitted.

Is renters insurance required?

Yes, $100,000 liability coverage is required.

Are lease renewals available?

Yes, after the initial lease term.

What are the monthly and recurring fees?
  • Valet Trash: $30/month
  • Pest Control: $5/month
  • Amenity Fee (Internet): $70/month (1 Gig fiber)
  • Pet Rent: $20 per pet/month
  • Water/Sewer: Usage-based
  • Utility Service Fee: $7/month
  • Storage (optional): $20–$100/month

What are the one-time fees?
  • Standard Security Deposit: $200
  • Package Locker Fee: $50
  • Pet Fee: $350 (1 pet) / $500 (2 pets)
What are the pet policies?
  • Maximum 2 pets per apartment
  • Aggressive breeds are not allowed, including but not limited to: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows Chows, Dobermans, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies, Belgian Malanois, St. Bernard.
  • Breed list may change at the property management’s discretion. No mix of restricted breeds is accepted.
What utilities am I responsible for?

Residents are responsible for setting up their electric (paid directly to HSV Utilities). Water/sewer (Paid with rent and fluctuates monthly based on usage).

Are there any add-on fees?

Optional fees include storage ($20–$100/month), reserved parking ($75/month). First-come, first-served parking is free.

What are the situational fees or policies?
  • Lease break: 60-day notice, 2-month buy-out fee, and concession payback
  • NSF Fee: $30
How do I submit maintenance requests?

Through the Bartley Lofts App.

Is smoking allowed?

No, smoking is not permitted on the property.

What are the amenity rules?

Pool hours are 10 AM–10 PM. A maximum of 2 guests are allowed in amenities at a time.
